Founder and Managing Broker of Innovate Commercial Real Estate, a boutique Colorado-based brokerage known for helping business owners and investors turn vision into long-term success. With over a decade of experience and more than $100 million in closed transaction volume, Charlie specializes in owner/operator real estate strategies throughout the Denver metropolitan area, with experience in both commercial real estate sales and leasing activity.

Charlie is recognized for his deep market expertise and relationship-driven approach. He excels at identifying off-market opportunities, structuring creative deals, and guiding clients through every phase of the transaction, from site selection and negotiation to long-term strategic planning. Under his leadership, Innovate Commercial Real Estate has become a trusted partner for companies seeking to align real estate with growth and operational goals.

Brendan Broussard is no stranger to hard work. He began his professional journey at the age of 14 in his hometown of Houston, working for his family's fire protection company. From summers on job sites to afternoons assisting with daily operations, Brendan developed a hands-on understanding of construction and what it takes to see a project through from the ground up.

His passion for real estate took root early, sparked by watching raw land transform into commercial developments. That interest evolved into a full-time career when he accepted a summer internship in Los Angeles, an experience that launched him into the world of commercial real estate. He became a licensed agent specializing in multifamily properties in Los Angeles County, particularly in the South Bay region. As client needs grew, so did Brendan's expertise, expanding into retail, office, and industrial investment and tenant representation.

Today, Brendan serves Denver, Colorado, and the surrounding areas, leveraging his deep construction knowledge to guide private equity groups and family-owned investors through multifamily and commercial real estate transactions. In his role with Innovate Commercial, he stays closely connected to the neighborhoods he serves, providing timely insights and market intelligence to help clients make informed decisions.

When he's not working, Brendan enjoys exploring Colorado's great outdoors through camping and hiking, and he's an avid student of history, often diving into books, documentaries, or local landmarks to better understand the stories behind the places he visits.

Why should I work with a commercial real estate broker?

A good broker brings market knowledge, access to active and off-market listings, sharp negotiation, and real expertise to a process that is rarely simple. You save time, tap into an established network, get help with due diligence, and run the whole transaction through one coordinated point of contact.

How much do you charge as part of the commission?

Our commission structure varies based on the type of transaction, the property, and the price. The agency agreement spells out who is responsible for payment. When we represent a landlord or seller, we share fees with cooperating brokers and offer referral fees to licensed brokers.

How long does it take to complete a real estate transaction?

It depends on the complexity of the deal, market conditions, financing, and due diligence. We recommend starting the conversation at least nine months ahead of an anticipated lease execution or sale closing. Due diligence itself typically runs 60 to 75 days.

Could a residential real estate broker represent me?

Most residential brokers hold an equivalent license but lack commercial market expertise. We work with residential brokers often on referrals and share referral fees whenever an opportunity arises.

What is your response time?

Communication is fundamental to our success, so we respond within 24 hours by phone, text, or email during the business week. Most of our work happens Monday through Friday, 8am to 6pm.

How is your brokerage different from larger national firms?

As a boutique firm, we offer a personalized approach tailored to each entrepreneur's goals, and we continuously fold in feedback from brokers, partners, and clients to stay adaptable.

What areas do you service?

We service Colorado and the Front Range, and we have worked outside the state alongside a broker of record. We determine how best to help during the initial consultation.

Do you provide referrals to industry business partners?

Yes. We maintain an active vendor database of more than 70 professionals that keeps growing. If you would like to be considered for a preferred partnership, reach out.

How can I search for properties on my own?

Crexi and LoopNet are the largest public databases for commercial real estate. That said, working with a broker reveals every available active and off-market opportunity, not just what is listed publicly.
