Automotive Service Property
Client
Kinesis LLC, a Colorado limited liability company managed by Tim Hadjis. The company owned 5646 S. Gibraltar Way in Centennial, a 5,200-square-foot single-tenant automotive repair building, and held it as a long-term leased investment.
01Challenge
The long-term tenant defaulted and surrendered the building in July 2026, leaving Kinesis with a vacant single-tenant auto shop, no income, and shop equipment on site that carried liens and could not be conveyed free and clear.
02Strategy
We secured the buyer for the property off-market, marketed it directly to several qualified prospects, and identified an ideal buyer via referral who could utilize both the real estate and existing automotive equipment. Navigating the transaction required resolving complex property liens, but we successfully structured a seller-financing agreement. This satisfied the seller’s priority to hand off operations to an experienced operator while creating a mutually beneficial deal structure for both parties.
03Result
The property sold for $1,750,000 and closed on September 30, 2026, 77 days after going under contract on July 15. Kinesis exited a vacant single-tenant building, and the shop is being reopened for automotive service under its new owner.
“Even though Charlie wasn’t acting as my buyer’s agent, he went above and beyond during a tight off-market, multiple-offer situation. He came out for multiple property visits to assist directly with due diligence, was always available whenever I needed to jump on a call, and fed us the detailed property information we needed to make informed decisions. Having Charlie’s presence and insights on-site made a world of difference in helping us win the deal,” said Bunch. “We are excited to work with Charlie in the future and connect him with some of our clients because we truly believe he is an incredible resource.”
