
Colorado Circles for Change (CCFC) is a community-based nonprofit focused on youth development, violence reduction, and juvenile justice reform.
CCFC’s previous leased space in Denver fell short of their long-term needs, lacking the infrastructure required to expand programming into retail, gardening, and culinary skills. Additionally, leasing denied them the stability and flexibility they sought; by transitioning to property ownership, CCFC aimed to secure permanent control over their real estate for generations to come.
CCFC was determined to anchor themselves in Denver’s Westwood neighborhood, but even after exploring off-market options, only a single three-property portfolio met both their current and future needs. While acquiring the entire portfolio was the ultimate goal, they strategically purchased two of the three properties (4000 W Morrison Rd and 619 S Perry St), with plans to acquire the final parcel in the future.
CCFC acquired both properties for $1,000,000, a strategic investment designed to establish a permanent legacy in the neighborhood while securing the capacity for future expansion.
