Dr. VanDan was looking to start his own practice and was weighing both purchase and lease options. He was laser-focused on a specific submarket with strong retail visibility — a submarket running under 5% vacancy, leaving very few available spaces to choose from.
We identified a prior retail space and paired Dr. VanDan with top-tier design and construction resources to convert the former food-service unit into a modern, aesthetically distinctive optometry practice. Multiple options were presented, but with buildout timeline as the biggest constraint, we prioritized sites that ultimately met his submarket preferences.
Closed a long-term lease with a $25.50/SF tenant improvement allowance, giving Dr. VanDan the runway to build out a space designed for the long haul — the foundation for a legacy practice in a submarket with almost no available inventory.
